Stonebridge initially was the financial partner of the Chevy Chase Land Company providing debt and equity to undertake the speculative development of this 278,000 square foot commercial development located above the Bethesda Metro Station. During the construction of the project, it became in the joint venture’s interest for a partner (in lieu of the third party fee developer) to manage the construction of the base building and oversee the tenant installation. Stonebridge took over these development responsibilities with the project 65% complete and was able to coordinate the completion of the building to meet all lease obligations. The building was 100% pre-leased upon its opening in September 1999. The building is one of the premier projects in Bethesda and a component that has completed the vision of downtown Bethesda’s living, working and entertaining environment.
