Stonebridge Associates is the financial advisor and a principal in the partnership that owned a city block located at Peachtree and Lenox Roads in the Buckhead section of Atlanta. In 1995, the project included two existing office buildings containing over 450,000 square feet of space and 3.75 acres of land for future development. In 1996, Stonebridge directed the sale of a Class B office building to generate the capital to undertake the speculative redevelopment of a 30 year old, 278,000 square foot building, Two Live Oak, located at the corner of Peachtree and Lenox Roads into a Class A office building.

With the delivery of the redeveloped Two Live Oak Building in late 1996 and the substantial improvement in the office market, Stonebridge began to undertake the predevelopment for a new office tower on the 3.75 acre site. While the leasing of Two Live Oak required a delay in moving forward with the construction of a new tower as compared to other proposed Buckhead buildings, the site had several strategic advantages provided by its particular location that resulted in substantial regulatory and marketing advantages. In order to maximize the value of these advantages, upon completion of the initial development planning for the new tower, Stonebridge created a joint venture for the redeveloped building and the new tower, the Pinnacle, with Cousins Properties Incorporated, a prominent Atlanta based development company. With the pre-formation work completed by Stonebridge, the joint venture was able to secure its approvals before several other prime competitive buildings. The Pinnacle started construction in July 1997 and was 70% pre-leased upon its opening 16 months later.
